We were brought in to tackle this comprehensive roofing retrofit and replacement project by the commercial property owner who was performing a renovation for future tenants. The roofing work involved four sections of the building. The first section, an existing screw through metal panel system involved removing “dog houses”, covering existing skylights with 24 ga. U-panel, installing insulation, and mechanically fastening a white 60 mil white TPO membrane. The second section involved power brooming and sweeping to clear loose gravels and debris, raising existing skylights for proper flashing, infilling internal gutters with insulation and installing a mechanically fastened white 60 mil TPO system over the existing Built-Up system. The third section involved removal of the existing ballast system and installation of a fully adhered white 60 mil TPO system with flashings, details, terminations, and 24 ga. Kynar shop fabricated gravel stops and completed drainage systems. The fourth section involved replacing the existing Built-Up system and replacing it with a fully adhered white 60 mil TPO system complete with flashings, details, and terminations. Additionally, shop fabricated scuppers, leader heads and corrugated downspouts were installed.
